Las Vegas Valley Home prices
have basically fallen off a cliff -- which, of course, means it is a great time for buyers!  Foreclosures continue to be a significant part of home sales: over 50% of the homes that sold in February had previously been foreclosed upon.

Median home prices for February continued the path downward, as did the actual number of homes sold.  We have heard reports that over 10,000 homes are sitting vacant in Las Vegas. 

Here is how the median prices break down:

All homes $247,000 $300,000
Resale condos $150,000 $187,500


Condo Buyers
are in a very strong position when negotiating a purchase.  Original builders are not always agreeable to negotiations for basic purchase prices; they would prefer to offer incentives such as upgraded carpeting or appliances. There are, however, many vacant and bank-owned condos currently for sale in Las Vegas. And many of them have never been lived in so they are essentially "new" condos -- which a buyer can purchase at a "used" price.

Two most desirable neighborhoods: The two neighborhoods identified by Las Vegas real estate agents in a recent survey as most desirable:  Desert Shores and Summerlin.  Both are quiet and beautiful neighborhoods -- and just minutes from all the excitement and glamour of The Strip.
